Private Residence
“Where tradition meets simplicity, and every window frames the Aegean, this is a home designed to belong”
Private Residence - Karpathos island, Greece
Set within the striking natural landscape of Karpathos, this 350 sq.m. residence offers unobstructed views of the Aegean Sea and a seamless dialogue with its surroundings. Rooted in the island’s architectural heritage yet shaped by a contemporary design approach, the home reflects a refined balance between tradition and modernity.
Constructed with natural stone masonry, tiled pitched roofs, and clean, proportional lines, the structure is defined by its arched colonnades—timeless elements that convey a quiet sense of hospitality and openness.
Spread across two levels, the residence includes four spacious bedrooms, two of which feature private balconies oriented toward the sea. At its core lies a generous open-plan kitchen and living area, designed for both daily living and social gatherings. The fully equipped kitchen and the expansive living room connect directly to a covered veranda and outdoor lounge, inviting indoor-outdoor living throughout the seasons.
Natural cross-ventilation ensures optimal airflow and thermal comfort, while a palette of earthy materials - stone, wood, and lime plaster adds depth, warmth, and authenticity to the space. The arched façade not only contributes to the architectural identity of the home but also serves as a passive shading system, offering protection from the sun and enhancing comfort in the outdoor areas.
This residence is more than a place to stay, it is an experience of Karpathian living. Combining comfort, thoughtful design, and deep respect for the island’s natural and cultural context, it embodies a lifestyle rooted in simplicity, elegance, and a profound connection to place.
