Single-Family Residence of 280 sq.m. with View to the Aegean Sea, Aperi, Karpathos
The project concerns the design and construction of a modern single-family residence with a total area of 280 sq.m., located within the approved limits of the traditional settlement of Aperi, Karpathos. The residence is situated in a privileged location, with an amphitheatrical view toward the bay of Karpathos and the southeastern Aegean Sea, fully utilizing the natural terrain and the orientation of the plot.
The composition of the building mass is based on the principle of clean geometry and low-rise scale, with respect to the local architectural heritage. The building is developed on a single level, with a clear separation between the daytime and nighttime living zones. The interior includes: A large open-plan living and kitchen area, directly connected to the outdoor space and the view, Four bedrooms, one of which is a master bedroom with an en-suite bathroom and independent access, A guest bathroom and auxiliary spaces (storage rooms, laundry), A comfortable entrance and circulation areas with natural lighting.
The central living space opens onto the veranda through full-height glazing, enhancing the continuity between interior and exterior spaces.
The residence offers a variety of outdoor spaces focused around: An outdoor seating area with an integrated fire place, designed as a gathering point, Lounging and dining areas under pergolas, Landscaped levels with local vegetation (olive trees, cacti, grasses), A network of walkways and retaining walls made of stone masonry, harmoniously integrating the project into the sloping terrain.
The exterior walls will be clad with thermal insulation and a natural aged-texture finish (stucco technique), in an earthy tone that reflects the Karpathian landscape.
The design has taken into account the axis of solar exposure and prevailing winds. The main orientation supports passive heating during the winter and shading during the summer months. In parallel, the through-layout of the volumes facilitates natural ventilation, minimizing the need for mechanical systems. Photovoltaic systems and solar collectors will also be integrated for complete energy autonomy.
The integration of the project within the traditional environment of Aperi was carried out with full respect for scale, materiality, and local typology. The combination of modern massing and traditional texture creates an architectural balance that dialogues with the Karpathian identity, without resorting to mimicry.
